Background

It was business as usual at The Bakehouse Quarter when Murphy’s replaced large sections of ageing saw-toothed roof.

This diverse commercial and retail precinct is set in and around the refurbished Arnott’s biscuit factory in North Strathfield.

With cobble stoned streets, leafy parks, shops, restaurants and cafes, gyms and a childcare centre, The Bakehouse Quarter is a popular destination and busy around the clock.

Facing George Street and Parramatta Road, the revitalised area includes 3 to 4 storey industrial style buildings and a number of new retail and office spaces.

The roof is being replaced in stages, and Murphy’s was engaged to replace the complicated sections pictured above.

Scope of work

Murphy’s was engaged to remove the ageing metal roof and replace it with 5,000sqm of new COLORBOND® steel roofing, complete with flashings and cappings.

Challenges

  • The Bakehouse Quarter had to be open for business and operational throughout the project.
  • The roofline was irregular with multiple air conditioning and other penetrations.
  • Asbestos containing cement roof and ceiling sheeting had to be removed.
  • Friable asbestos pipe lagging also had to be removed.
  • The Bakehouse Quarter is in a busy and congested part of Sydney.

Communication

Murphy’s management communicated with key stakeholders throughout the project. Regular, formal project management meetings were held with the client’s superintendent and facility maintenance team. This effective communication allowed us to complete the project on-time and on-budget, without any interruption to The Bakehouse Quarter tenants or business operations.

Hazardous remediation

Bonded (non-friable) asbestos roof and ceiling sheet removal: The saw tooth roof area included multiple sections of asbestos containing cement roof and ceiling sheeting. Murphy’s removed, handled and disposed of this asbestos containing material under licensed asbestos removalist conditions.

Friable asbestos pipe lagging removal: As part of the project, Murphy’s had to remove a redundant network of industrial piping beneath the roofing. This included around 800 lineal metres of friable asbestos containing pipe insulation. As licensed friable asbestos removal contractors, Murphy’s experienced team were able to safely remove and dispose of this hazardous material using wrap and cut methods.

New windows installed

At the client’s request, new windows were designed and installed in the steep section of the saw tooth roof to improve internal lighting.

The windows were custom-designed to suit The Bakehouse roof layout and installed to the highest standard by specialist tradesmen without an extension of time on the project.

Materials

The project was completed with all new materials from reputable suppliers and all works completed in strict accordance with the BCA and relevant Australian Standards.

Benefits to the client

  • Murphy’s safety controls meant The Bakehouse quarter was operational throughout the work and restaurants, cafes, offices and a nearby dance school were unaffected by the project activities.
  • Client liaison meant key stakeholders were informed of the sequencing of works and all progress.
  • The car parking floors beneath the roofs were closed in stages to allow the work to progress.
  • Safety risks and environmental impacts were controlled through a Project Specific Management Plan (PSMP), Asbestos Removal Control Plan, Safe Work Method Statements and an Environmental Management Plan (EMP).
  • The project was on-time and on-budget and delivered high quality workmanship.
  • Additional works (requested by the clients) were completed without an extension of time.
