Replacement of metal roof over council owned Oxford Street building with removal of non-friable asbestos wall cladding and rebuilding of stairwell.

This building is located on the busy Oxford Street thoroughfare in Darlinghurst. The building is owned by the City of Sydney Council and has been used for commercial and residential purposes over the years. As the building is over a hundred years old and continues to age, its metal roof required replacement to maintain it in a weather proof condition and remain water tight.  Murphy’s own in-house skilled metal roofers replaced the roof with approximately 300 square metres of Colorbond Trimdeck roof sheeting, R1.3 55mm insulation blanket and AS4389 safety mesh. The roof was finished with flashings and cappings in 0.55BMT Colorbond shale grey to match the roof sheeting. Replacement skylights completed the roof.

Lifting the removed existing materials from the roof and placing of the new materials involved two crane lifts. The location for the crane lifts was the main Oxford Street road which is a major route. This required a Road Occupancy Licence from the Roads and Maritime and a permit from the City of Sydney Council Construction Regulation Unit. Licenced traffic controllers were used to provide traffic management for carrying out the crane lift. The lift took place at night time to reduce disruption to the local residents, businesses and the public.

The roof was accessed by an internal stairwell with a housing consisting of asbestos cement cladding around a timber frame.  This structure was nearing the end of its life and the client needed to remove the asbestos containing cement sheeting as it was deteriorating and becoming a risk to future users of the building.  Asbestos cement wall cladding was also located on the roof. Murphy’s was able to remove this non-friable asbestos cement under our non-friable asbestos licence, notifying WorkSafe NSW, with workers trained in non-friable asbestos removal and in full PPE. An independent hygienist ran air monitoring during the works and confirmed the area was free from asbestos dust and debris materials by issuing a clearance certificate.

The stairwell was then reconstructed with timber and metal sheeting by our trade qualified carpenters.
